
At the January 10, 2022 membership meeting, the Board recommended that we pursue updating the CC&Rs that govern how we live in our neighborhood. Many legal organization recommend CC&Rs are reviewed every five years and updated every 15-20 years. Strawberry Hill’s CC&Rs were created in 1978 and can be found on our website.
Several neighbors have voiced agreement that some existing CC&Rs are outdated and regularly not followed by several homes. The Board is responsible for reviewing complaints in violation of the CC&Rs or by-laws, and must not discriminate between regulations based on personal opinion. The board members felt a review of the CC&Rs would allow our neighbors the freedom to continue common practices without concern of complaint.
Attendees at the meeting voted unanimously to survey the membership to determine if there is interest in updating the CC&Rs.
To update CC&Rs, the membership would first make recommendations, then agree to new language that would be reviewed by an attorney. Once ready, the membership would still need to approve any changes by private ballot, with 50% or more households approving the changes.
The workload for this process would fall to the Board or neighborhood volunteers. The cost is estimated to be $3000 and would be paid for from the general reserve fund.
